Construction payment in United Kingdom

Payment on UK construction contracts runs on the Housing Grants, Construction and Regeneration Act 1996, as amended. Every contract carries a payment due date, a payment or default notice, a final date for payment and a pay less notice deadline, with the right to adjudicate at any time. Where the contract is silent, the Scheme for Construction Contracts fills the gap.

UK Running interim valuations in QScope under JCT and NEC4 How QScope assembles each interim valuation from the contract sum, variations, materials on site and retention, dated to the due date under the Construction Act. 6 min read UK Payment notices and pay less notices, tracked in QScope QScope watches the section 110A and section 111 deadlines against each due date, so a missed notice does not turn the application into the notified sum by default. 6 min read UK Valuing variations in QScope under JCT and NEC4 A live variation register valued against bill rates or compensation events, keeping unagreed change out of the certified sum until it is agreed. 6 min read UK Retention tracking in QScope for UK contracts QScope tracks retention cumulatively across valuations, releases the first moiety at practical completion and the balance at the end of the rectification period. 6 min read UK VAT, the reverse charge and CIS on a QScope valuation QScope keeps the valuation net, then applies VAT at twenty per cent, the domestic reverse charge for construction services and CIS deductions on the payment. 6 min read UK Cash flow forecasting in QScope on a UK payment cycle QScope turns the valuation cycle and the final date for payment into a cash flow forecast, so a contractor sees when money lands, not just when it is earned. 6 min read UK Closing the final account in QScope under JCT and NEC4 QScope carries the contract sum, variation register, remeasurement, provisional sums and retention into a final account that closes because it was kept live throughout. 6 min read UK Extension of time and delay records in QScope QScope holds the notice, relevant event and programme impact together, so an extension of time claim rests on contemporaneous records under JCT and NEC4. 6 min read UK Practical completion in QScope under JCT and NEC4 QScope records practical completion as the milestone that releases retention, starts the rectification period and begins the run to the final account. 5 min read UK The payment timeline QScope calculates under the Construction Act QScope counts the days from due date to final date for payment under section 116, excluding the statutory non-days, so notices and any adjudication rest on enforceable dates. 6 min read
